w.e.f: 01/01/2014 Sector-77, Faridabad PRICE LIST / PAYMENT PLAN SPECIAL SCHEME PAYMENT PLAN At the time of Registration / Booking (Rs. 2.0 Lacs - 2BR) & (Rs. 3.0 Lacs - 3BR) Within 45 days from date of Registration Complete 10% of Specific Charges** Within 90 days from date of Registration 15% of Specific Charges** At the time of Possession / Within 18 Months of Booking* 75% of Specific Charges** + Other Charges **Specific Charges include BSP + DC + Car Parking+ PLC (as applicable) + Club Membership *Which ever is Earlier Specific Charges: 1. Basic Sale Price Rs. 3290/- per sq.ft. 2. Development Charges*** (DC) Rs. 500/- per sq.ft. 3. Car Parking (Any 1 Mandatory) i. Covered Rs. 300000/- ii. Open Rs. 250000/- 4. Club Membership Rs. 50000/- 5. Preferential Location Charges (PLC) i. For 1st Floor ii. For 2nd To 4th Floor iii. For 5th To 7th Floor 5% of BSP 4% of BSP 3% of BSP Other Charges : IFMS, ECC & FCC, Power Backup, Stamp Duty, Registration, Mutation and other charges shall be payable at the time of possession. Note: 1. Service tax, as applicable, would be charged extra. 2.       Payment should be made by cheque / draft only, favoring “KLJ Developers Private Limited” Payable at New Delhi.  3. In case of any upward revision of EDC & IDC by Govt. agencies in future, the same will be recovered proportionately. 4. Prices indicated above are subject to revision at the sole discretion of the company without prior notice. 5. Prices ruling on the date of booking and its acceptance by the company shall be applicable. 6. TDS if applicable to be deducted by buyer. Proof of the same to be submitted to the company. 7. Power Back @ Rs. 20000/- per KVA (5KVA mandatory) shall be taken at the time of Possession. 8. IFMS Charges @ Rs. 50/- per Sq.ft. shall be taken at the time of Possession. 9. ECC & FCC Charges @ Rs. 150/- per Sq.ft. shall be taken at the time of Possession. 10.     ***Development Charges (“DC”) shall mean the amount charged by the Company from the Applicant(s)/ Intending Allottee(s) as on the date of making the application  towards carrying out the development works inside or around the Group Housing Colony including but not limited to the payment of the following: External Development Charges (“EDC”) and Infrastructure Development Charges (“IDC”) as presently conveyed and/ or demanded by HUDA, DTCP or the Government of Haryana with respect to the Group  Housing Colony; Charges for augmentation of infrastructure; Any interest paid and/ or payable thereon to the concerned authorities; The cost of such other development works as may be undertaken by the Company within or around the Group Housing Colony which are not charged specifically elsewhere; Cost incurred by the Company on the capital invested in making the payment of any of the Development Charges.
