Things to Consider Before you move off-campus, consider the following: Do you want an apartment or a house? What is the neighborhood like? Is having a pet important to you? Do you want a furnished or unfurnished unit? How many people are allowed to live in this unit? And most importantly… How much can you afford? Are you prepared to handle the responsibility?

Finances Rent isn’t the only bill you’ll be paying. Make a budget that includes the following: Security Deposit Utilities (Water/Gas/Electricity) Cell Phone Bill Cable Television Internet Car Payment and Gas Parking Food Taxes Extras: movies, dining out, spending money, etc.

Finances, cont. Check with the Financial Aid Office to see how moving off-campus may affect your financial aid package! Take another look at the list on the previous page. Do you have a plan to pay for these bills? A little budgeting now can save you a lot of pain and ramen noodles later. Make a personal budget from a spreadsheet template .

Leases Do you know how to read a lease? There are many important issues that leases cover, such as: When is rent due? What utilities are included in the rent? What is the process for subletting? Who takes care of major repairs? Who is responsible for everyday care of the property (mowing the lawn, shoveling the walk, etc.)? What are the provisions for terminating or renewing the lease? Discuss these with your landlord before signing any agreement!

Landlords Generally, it is the landlord’s responsibility to provide a property that is up to City of Peoria code. It is your responsibility to keep it that way and return it without any damages. Peoria’s Housing Code can be found here (renting and landlord issues can be found Section 5). If you believe the property to be dangerous or unlivable due to mold, vermin, carbon monoxide, leaks, or lack of heat or locks, speak first with the landlord. If not satisfied, contact the Peoria City Code Enforcement at 309-494-8933.

BU Good Samaritan Policy If a student calls 911 or campus police (ext. 2000) for medical attention for another student because of severe alcohol intoxication, overdose, or physical injury then the individual initiating the call will not be subject to disciplinary proceedings through the University Judicial System. Please remember that alcohol poisoning can be fatal. Bradley University has lost several students to alcohol-related fatalities in the last decade. You can help prevent further injuries and deaths with timely action.

Neighbors Consider meeting your neighbors at the beginning of the year and discussing issues such as their families, your interest, noise, hours of activity, and general respect issues. Understand the expectations of members of the community. Establishing a good rapport with your neighbors may also lend you some goodwill within the community. Many problems can be avoided through simple candid conversation. Talk to your neighbors, get to know your neighbors, and understand where they are coming from.
