Joint Venture Leads to Additional Acquisition by YAM Management

•Since assuming the role of president in 2006, Yoself Meystel has increased the earnings for his property management group, YAM Management, by 25%. YAM Management, which manages 16 senior care facilities in Illinois, was able to add an Indiana facility in its portfolio in 2012. Again, Yosef Meystel demonstrated his ability to maximize earnings for his property management group.

•In August 7, 2012, Senior Housing News reported that YAM Management, along with a private REIT investor, acquired a senior care facility in Indiana for $12.85 million. According to the report, YAM Management made the purchase to diversify the venture’s holdings into Indiana as well as capitalize on potential cash flow.

•The joint venture purchase, which took place on August 1, 2012, involved the sale of the Arbors at Michigan City, a 180-bed nursing facility, which was part of Triology Health Systems at the time. Established in 1972, the skilled senior care home no longer met Triology’s model of care - one which combined senior nursing and assisted living into one facility. Therefore, the sale allowed the company to free up its finances to pursue other projects that better fit their management and financial goals.

•At the same time, YAM Management was able to include the Arbors in its nursing facility holdings, all which follow a prototype where senior care, alone, is emphasized. At the time of the purchase, the Arbors had an 80% occupancy rate.
