Slide 26: - HDMF / PAG-IBIG - In-house financing - Bank ACCREDITED FINANCIAL INSTITUTIONS Slide 27: COMMISSION and INCENTIVE SCHEDULE of RELEASES COMMISSION: 5.0 % of the Total Contract Price (less 10% withholding tax) - Half of commission release : Upon payment of Miscellaneous fee & preliminary docs - Full Commission release : Upon loan take out (Pag-ibig Fund) Upon payment of 50% with complete documents and PDC’s for the balance (In-House Financing) INCENTIVE/ REPRESENTATION ALLOWANCE: Php 5,000.00- Will be given to the selling party upon forwarding cleared payment of Php 10,000 reservation fee and latest payslips Slide 28: CONDITIONS FOR SALE TO BE CREDITED TO BROKERS OR SALES CONSULTANT Broker or sales agent submits buyer’s reservation fee personally to CEI office. Broker or sales agent accompanies buyer to CEI office in paying reservation fee. Buyer pays reservation fee directly to CEI office and acknowledges a broker or sales agent. Broker or sales agent brings written authority from buyer to transact in the latter’s behalf. NOTE: Should there be more than one (1) broker claiming a specific buyer, the declaration as to which broker or agent the sale should be credited to shall be the sole discretion of the buyer and should be supported with a formal letter and sales procedural documents. Slide 29: CHANGE OF STATUS Changes on financing plan, house model and lot location, a transfer fee of Php 20,000 will be charged. Only one (1) transfer is allowed. The second transfer will be considered as a withdrawal and subject to the provisions of withdrawal. Slide 30: ADVERTISEMENTS Advertising the Commonwealth Estate Inc. (CEI) projects in newspapers, magazines, radio, television, flyers and other form of advertising campaigns shall not be allowed without the prior written approval of CBDC. Expenses for the aforementioned advertisements, when approved, shall be for the sole account of the broker. Slide 31: PROVISIONS FOR MOVE-IN House construction is completed Must have paid the following: a) Membership dues of the Homeowner’s Association b) Water connection fee c) If in-house financing (Plan A, B & C), must have paid at least 51% of the TCP and forwarded complete PDC’s for the balance. If Plan C5 (5 years) must have complied with all of the following: a) Must have paid at least 30% of the TCP with complete PDC’s for the balance. b) Have been credit approved and have paid the credit investigation fee. c) Have secured a SRI policy with accident & disability riders d) Have secured a Fire Insurance policy. If bank and other financing, must have fully paid the equity and the “LETTER OF GUARANTEE” or “LETTER OF UNDERTAKING” has been issued by the financing institution. Has signed the Certificate of Acceptance for his unit. Slide 32: GENERAL PROVISION All brokers & agents must be fully oriented and understand the above mentioned Sales Policy Guidelines prior to selling. Commonwealth Estate Inc. reserves the right to withdraw at anytime the authorization granted to any broker. Commonwealth Estate Inc.. reserves the right to refuse to sell to an individual or corporation which it finds not acceptable. Commonwealth Estate Inc. reserves the right to adjust prices and change lot specification and financial conditions of payment without prior notice. Commonwealth Estate Inc. does not give rebate to buyers who do not have brokers. Requests for alterations or deletions on the house purchased by the buyer will not be allowed. Any alteration and/or deletions should be made after turnover with the proper documents such as; Building, occupancy, electrical permits, etc. The buyer will secure himself such permits from the different government agencies concerned. All brokers must make known to their buyers that the use and occupancy of La Monatana Homes products shall be governed by the Deed of Restrictions duly registered and approved by the Housing & Land Use Regulatory Board.
