Slide 1: a b o u t u s   Evolve owns and manages urban multifamily residential and commercial properties. The company is based out of Washington, DC. Our business philosophy ensures our unique position in the marketplace. The company possesses extensive in-house expertise. We acquire, develop, market and manage our own properties. We also provide a wide range of benefits and services to our clients and those of other DC business owners through the Evolve Xtras program. Our mission consists of three interrelated parts.   PRODUCT To offer high quality Residential housing and Commercial leasing options at economical rates while also employing an applicant screening process that does not discriminate based on age, sex, ethnic origin, religion, or sexual orientation.   ECONOMIC To operate on a sound financial basis of profitable growth and increasing value for our residents, business operators and other stakeholders.   SOCIAL To manage both commercial and residential properties in a way that actively recognizes the central role each property plays in the structure of its local community by initiating innovative ways to improve the quality of life of each neighborhood they are part of. Slide 6: It all starts with the best residents. Evolve is an Equal Opportunity Housing Provider. If you already have renters living in your property we will honored to work with them. If you need a new renter or if this is the first time you have rented your property, we’ll help you complete the necessary forms to register your property with the Department of Housing. You’ll also need to complete an application for a Basic Business License in order to ensure that you are in compliance with the District of Columbia. When you come in to sign a contract we’ll provide all the forms you need and walk you through the process of filling everything out. When we’re finished you’ll be ready to file everything with the Department of Consumer and Regulatory Affairs or if you prefer we can file everything on your behalf for a small additional fee. l e a s i n g s e r v i c e Slide 7: Evolve’s professionally targeted marketing strategy ensures that your property will be presented to the best pool of potential rental prospects. Before signing a Residential Lease Agreement, Evolve thoroughly screens applicants using a 5 point screening process : * CREDIT CHECK * * CRIMINAL CHECK * * TERRORIST DATABASE * * RESIDENCY VERIFICATION * * EMPLOYMENT VERIFICATION * Applications are typically processed in less than 24 hours. During this phase we will continue to show the apartment. Once an application has been approved, we request that applicants pay at least 50% of the Security Deposit (equal to one month's rent). Once they have demonstrated their commitment to the space by paying half of the deposit we will sign the lease and the apartment will be removed from our online vacancy list. The other half of the Security Deposit (plus any applicable pro-rated rent) is due on or before the day the resident moves into the apartment. Evolve reports are available… Simply click on any charge and property owners can view electronic copies of actual receipts providing 100 % transparency in all Evolve reporting.   Additionally, each month Evolve will provide a snap shot containing important information and updates about your property’s performance . These reports can be distributed via e-mail or US Postal Service. 24 Hours a Day 7 Days a Week 365 Days a Year Slide 14: As a resident and owner of a property that is managed by Evolve Property Management, LLC you are eligible to participate in the Evolve Xtras program.
