BRE Building Assessment & Monitoring System Oliver Novakovic Building Futures Group Part of the BRE Trust
New-build dwellings also affected by performance gap
Drivers - Performance gap: Reduction factors – Installation/Surveyor 40-67% – Product – Behaviour (thermal comfort): 14-17% “Review of differences between measured and theoretical energy savings for insulation measures” C Sanders & M Phillipson, Glasgow Caledonian University
Basic concept – A cost-effective monitoring system and energy platform to evaluate energy performance, product performance and behaviour – BRE has developed the Intelligent Building Monitoring System (IBMS), an electronic monitor which can be installed in most types of building – Monitor linked to sensors located around the building using a lowcost, low-power, wireless mesh network standard (Zigbee) – Collects data from sensors, process's and uploads it, via an internet broadband connection or 3G link, to the BRE servers where the data can be further processed – Output presented as web portal that can be made available to homeowners (in a simplified summary display), landlords, developers, equipment suppliers and other stakeholders
Internal temperature and RH T3542 Temperature and Relative Humidity Sensor, in each room (Zigbee wireless technology in all sensors) User occupancy behaviour T3524 Zigbee Wireless occupancy sensor in each room External temperature T3528 External Temperature sensor, fitted to the outside of each house Boiler flow and return temperature T3527 Temperature Sensor complete with probe sensors for connection to Boiler Flow and return Electricity used T3519 Zigbee wireless meter pulse counter connected to a T7300 LED probe Pulse counter Pulse Counter, Zigbee LED Light pulse counter for electricity pulse counting capability Gas used T3519 Zigbee wireless Meter Pulse counter fitted to the relevant pulse counter in each house (a survey of gas meter type is required) Central Monitoring Hub T3521 BRE Home Monitoring System (Linux based controller) with Ethernet and 3G connectivity
Testing and analysis
Testing – BRE Trust project trialled the system in a dozen homes – More detailed testing in BRE test house to investigate performance of sensors, pulse counting, software performance etc. – Working with clients including two universities, social landlords and insulation product manufacturers
Detailed data analysis Further BRE Trust project to undertake more detailed investigation of HMS data to understand: – Actual energy/carbon savings (and hence payback) – Improvements in thermal comfort (and reductions in fuel poverty) – Thermal comfort ‘take back’ – Green Deal in-use factors for insulation products and technologies etc. Help to improve SAP/BREDEM calculation of performance and how understanding can be improved by using additional sensors
